What are Touristic Apartments?
According to law, these buildings comply with the urban development regulations and the planning determinations on land use and building and hold all the required licenses and authorizations. The design and dimensions need to be sufficient for an appropriate amount of furniture, along with other facilities and equipment, allowing activities related to rest, dressing, hygiene, storage and access to telecommunications services. These apartments must establish a period in which they are to be rented out.

Abama Resort Residences | Buyer segments

Abama Luxury Residences Phase 4 will be managed under a touristic model during the periods in which the owner gives use of his property to MY WAY Rental Management Company. As a result, the owner will be compensated for the mentioned Rental Use, based on a clear and easy “personalized” rental pool points-based program. 

Abama model features three buyer segments. Each segment has different motivations for their acquisition and purchase-decision process, as defined by the following:  

Pure Investors (Platinum Program), who target the highest return in purchasing a property. 0 weeks of occupancy for the owner. 52 Weeks of Rental Potential return. 

Best of Both Worlds (Gold Program) owners who seek to enjoy some use of their second home for a number of weeks while optimizing revenue from rental the rest of the year. 1 to 4 weeks occupancy for the owner.This results in 48 weeks to 51 weeks of rental return for the owner. 

Champion (Gold Program) user, who enjoys regular visits to Abama and who places secondary importance on investment potential. 5 to 26 weeks occupancy and enjoyment by the owner. This results in 26 weeks to 47 weeks of rental return for the owner. 

The owner's revenues from the rental program is directly influenced by 3 key factors:

When did all of this start? 
Construction of the Ritz-Carlton hotel started in 2002 and a grand opening event was held in November 2005.

Why the name of Abama? 
Abama is a pre-Hispanic toponymic name from the plant of the Liliaceae family, which grew many years ago, in this area of the island. The name of the plant gave rise to the name of the ABAMA farm, which now designates the resort. Although there is no obvious correlation, ABAMA is also the Europeanization of the word “Aba mma”, and has its origin in sub-Saharan Africa, specifically in Ghana and the Akan tribe. That tribe has a different name for each day of the week and it depends on the day in which a child is born the name that corresponds to it. The Akan tradition says that the earth was born (created) on Thursday, being this day the “mother” of all others and of men. Thursday in Akan language is Yawoda, and the name for a girl born on Thursday is Aba. With this term, “ABA”, the Fanti tribe belonging to the Akan names the earth. In Akan language the term “MMA” means “child / son”. In this way the compound word “ABA MMA” means “children of the earth”.

Who was the architect of the hotel? 
The architect of the hotel was the famous Bolivian architect, Melvin Villarroel During his more than 35 years of experience, he earned a deserved reputation that began with the design of the emblematic hotel Puente Romano in Marbella. His philosophy of spatial design has had a profound influence in all his large residential projects, among the many that will remain forever identified with his interpretation of sensual lines and rounded angles of southern Morocco styles. He brought to projects the terracotta tonalities of exotic places like Ouarzazate, but he also introduced his labyrinth of organic details always in harmony with the vegetation and the natural environment.

Who is providing management of the development and operations on site for the Owner?

Can I rent my unit? 
Operated as touristic land, units will be rented and managed by My Way Hotels & Resorts. 

Do you take care of the unit if I am not there?
My Way Hotels & Resorts will take care of the touristic unit while the owner is not in the resort.

Who is the golf course designer?

Has it received any golf course Award? 
Golf Digest Magazine “Editor’s Choice Award 2018 - “Best International Golf Resort - Spain”. An immaculately maintained 18-hole, par-72 course features over 300 species of sub-tropical plant life, including 25,000 palm trees. With 22 lakes spread throughout the course’s ever-changing terrain, along with waterfalls and white sand bunkers, the course is challenging enough to test even the most proficient golfer.

There are 13 dining choices within the resort, including two restaurants with coveted Michelin stars. 

Kids Camp
Will be responsible for an activities’ program for children from 4 to 14 years old. All the children from the resort can use it and pay for usage. The activities will be of a playful-educational nature focused on culture, science, nature, art, creativity and promoting a healthy life. It will be open daily from Monday to Sunday and the schedule will be extended depending on the resort occupation.

Tennis Club
Former tennis pro, Annabel Croft helms the Annabel Croft Tennis Academy at Abama. Located in the spectacular setting of Abama luxury resort, it is a first-class establishment in terms of its technical quality and innovative teaching methods. They also run a first-class Tennis Academy at the National Tennis Centre Roehampton, in London, which offers top-level coaching facilities, also appealing to Abama partners, having a lot of families in the UK that Annabel already teaches who would like to travel and play tennis in a sunny warm climate. There are weekly tennis programs all year round, headed by tennis pro, Claudio Ferrer, and there are not many academies in Europe that offer this service.

What is the Resort Club?
Commonly called “Owners Club” the resort club is an association whose function is to manage and improve the experiences of the owners of Abama (both touristic units and residential ones) through communications, organization of events, so that they feel special and recognized in the community of Abama. Its main goal is to improve coexistence and achieve maximum loyalty from owners so that they become our best ambassadors. The club membership comes automatically at purchase.

Owners Relationship Manager
There is a designated Manager to coordinate and solve all problems and requests in the complex.
